The role of the designer in the course of your investment

Designing construction projects in Polandis a process that requires not only technical knowledge but also excellent knowledge of legal regulations. Polish legal standards related to design and obtaining appropriate permits often pose a challenge for investors. The complexity of procedures, numerous formalities, and the need to meet extensive technical requirements can raise concerns and uncertainty about the implementation process. In such situations, the assistance of experts who can guide the investor through this complex process is invaluable.

What does KBBE do at the design stage?

KBBE is a partner that provides comprehensive support at every stage of the investment, offering the preparation of complete construction and implementation documentation in accordance with Polish and international standards. KBBE designers ensure that each project not only meets all formal requirements but also meets the investor’s expectations. In situations where technical requirements become an obstacle, KBB effectively obtains exemptions regarding fire and sanitary conditions, obtaining appropriate approvals from the Fire Department and the Sanitary Inspector. Regardless of the scale of the investment, the role of the KBBE designer is invaluable in ensuring that everything proceeds according to plan and that the final result exceeds expectations.

How do we begin the meeting with the investor?

The first meeting with the investor begins with an analysis of the plot and understanding the investor’s needs. The designer then creates a concept based on an urban analysis, which specifies what can be built on the plot. Development conditions and the current local plan are helpful here.

Based on the above information, the designer examines the risks and limitations associated with the planned investment (e.g., planning, location), as well as whether it will require an environmental permit, which would significantly complicate subsequent stages of the project. Another thing the designer from KBBE checks is whether the surrounding plots have building permits.

After determining all the conditions, the designer schedules a meeting with the investor. We inform them of any risks that may arise during the design process. As professionals and experienced specialists, we are obligated to inform the investor that certain aspects may delay the completion of the work, so they must decide whether to accept this risk.

Ambiguities in Building Law Regulations

In Poland, central regulations, such as building law and technical conditions, often leave much room for interpretation, which can lead to different decisions depending on the location. … That’s why it’s so important to work with a team that can navigate the maze of regulations and legal loopholes, ensuring the project’s full compliance with local requirements.

Investment Dilemmas – Formalities and Time Pressure

Sometimes we anticipate exceeding the plot area, which we inform the investor about, but they don’t yet have the environmental permit required in such a situation. Sometimes, the district office didn’t notice this in the previous building permit, leaving us with two options:

  • Plan A – we straighten things out and obtain the missing documents
  • Plan B – we continue work as usual.

We explain to the investor that continuing without the required decision carries risks, but they make the final decision. Sometimes, the investor pressures us to start construction quickly due to signed contracts or awarded funding. In such situations, although we always act legally, we adapt to the realities and carry out further work within available options.
