Constructing a new plant, production hall, or warehouse is a significant challenge for both investors and contractors. Whether we plan to build a new facility, expand an existing hall, or remodel it, proper planning and optimization of the investment is a crucial step in the process. Sometimes after a warehouse has been built, it may become necessary to expand it as a result of expanding the company’s operations—and consequently, the purchase of new machinery. In such cases, KBB Engineering undertakes the transformation of existing warehouses, taking into account new technological requirements. We have completed projects for companies such as McCormick and Unilever, where we rebuilt warehouses up to 15 meters high.

Space optimization of existing warehouses

One of the most common tasks we perform is the space optimization of existing warehouses. It is often the case that additional ceilings can be added to high-ceilinged warehouses, increasing the usable area from 1,000 to even 1,500 square meters.

We typically implement projects using the „design and build” system. This means we provide comprehensive project management – ​​from design preparation to commissioning. This allows us to have full control over the entire construction process and can modify it at any stage. However, if the investor already has a completed design, our team can handle its validation and optimization.

Construction Design Validation

Design validation is the process of verifying whether the designed solutions are feasible for implementation. We verify whether the design is consistent with the actual construction process. As part of this process, we often propose changes that can reduce costs or increase the durability and functionality of the facility.

Long-Term Benefits of Increasing the Functionality of Warehouses

Optimization applies not only to the structure itself, but also to operating costs. An example would be the use of materials with improved properties, such as mineral wool instead of polystyrene. By choosing such solutions, investors can expect lower insurance premiums for many years. We also advise reviewing the project with an insurance broker to negotiate lower premiums in the future.

In addition to validation and optimization, we identify additional opportunities to enhance the building’s functionality. Sometimes we suggest investing additional funds in floor reinforcement, which allows for the future use of the warehouse for heavier-duty storage purposes. These types of investments can increase the future rental value of the facility and make it easier to lease.
